Impact Healthcare continues strong growth

Impact Healthcare REIT has said it expects all residents of its care homes will be vaccinated by the end of January.

The group said, as of 15 January 2021, residents at 60% of its homes had received the first dose, with residents at a further 15% schedules to have it this week. The remaining 25% are anticipated to received their jab before the end of the month.

Impact said it expects occupation levels across its portfolio to rise once care home vaccination had completed and the current lockdown restrictions on visitors are eased.

It said occupancy levels were stable in the fourth quarter of 2020, but were below their usual levels.

Rent collection has not been an issue for the company, and it has received 100% of rent due for the whole of 2020 and 100% for the current quarter.

Acquisitions

The group also announced the acquisition of six new care homes, totalling 370 beds, for a total of £21.3m.

The acquisitions comprise three individual homes and a portfolio of three homes in Northern Ireland managed by a new tenant for the group – Electus Healthcare.

Impact will spend £2.8m enhancing the properties, including extending one of them.

The acquisitions bring the group’s portfolio to 109 properties and 5,975 beds and increases the group’s annual rent roll by £1.7m, to £31.4m.
